We use high-quality building materials only. The foundation is made of a common foundation slab which is hydro and thermally insulated from all sides. There’s a drainage system alongside each house which filter reaches the terrain level. Rooftop water is collected in a dedicated rainwater sewer which then transports the water to the common sewage system of the complex. Facades and roofs are completely thermally insulated to achieve higher results than the standard in Bulgaria. Wienerberger’s ceramic products are used in the masonry work. All system details have been applied such as protection against capillary moisture, placing anchor plates in a horizontal direction against the concrete vertical parts, as well as separating the slabs for each wall. All interior coatings are gypsum plaster, machine applied and elastic net enforced.
Construction:
A solid, beamless construction.
Facades:
No additional ornaments and decorations; external thermal insulation cover the brick wall; horizontal ornaments in front of some of the windows as per architectural plan; exterior window apron – an aluminum apron as detailed in the architectural plan.

Floors:
- 1st floor flooring package includes: XPS-10 cm thermal insulation; concrete slab; cement paste, finish layer.
- 5 cm-thick cement stucco
- 15-22 cm-thick finish floor covering: tiles, wood, etc. as per the architectural plan. The client installs the preferred flooring type at her expense.
- Garage finish floor covering: polished concrete. The garage easily dries out thanks to the implemented drainage slopes.
Windows:
UPVC windows; a minimum of 6-chamber profile; powder-coated in accordance with the architectural plan; 2-chamber glassing (triple-glazed). Project partner is Rehau.
Gasification:
There’s gas supply provisioned for the following consumer units:
- Kitchen appliances
- Gas boiler for the heating system and DHW (domestic hot water)
HVAC:

There is a water-pump heating installation which maintains a temperature of the water of 50/60 °С achieved with the individual gas boilers of each household.
Air conditioning pipe joints will be placed in the living rooms and bedrooms to allow for a future installation of an AC. Project partner is Hoval.
Vertical planning:
Each yard’s green space creates a feeling of freedom and independence. It also shapes up the entire green space of the estate. The house yards, as well as the main alleyway, are separated by low lightweight fences concealed in green foliage. Clients can choose to install an irrigating system and also take advantage of additional garden and planting project.

- Facade: brick walls built with Wienerberger Porotherm 25N+F bricks or similar; masonry mortar solution class M5; Wall thickness – 25 cm; Finish level of the interior walls – machine gypsum plasterboard finish.
- Interior partition walls: brick walls built with Wienerberger thickness – 12.5 cm.
- Facade brick wall coating – Knauf MP75L machine applied gypsum plaster filler.
- Railings and decoration ornaments – as detailed in the architectural plan
- Access walls – implemented with Knauf W626 access panels or a Wienerberger Porotherm 8N+F brick wall

The home electrical wiring consists of the main high and low voltage systems required for the normal functioning of residential buildings. Implemented as detailed in the architectural plan.
